Luxury-resort home ownership is gaining traction in the British Virgin Islands as buyers seek short build times, full-service management and immediate access to high-end amenities. Coldwell Banker Real Estate BVI — with more than 20 years in the territory’s high-end market — is marketing a range of resort properties that promise concierge-style living, predictable ownership and rental income potential.

Resort residences differ from stand-alone homes in several practical ways that matter to local residents and investors. Homeowners gain full access to resort facilities, from pools and on-site dining to beach and marina services, while professional property management typically handles maintenance, housekeeping and rentals.

That hands-off model appeals to absentee owners and busy locals who want low-maintenance second homes or investment properties. Coldwell Banker emphasises several selling points: competitive rental programmes that can generate income with higher nightly rates than many stand-alone homes; additional security from gated or managed communities; and protective covenants and restrictions that preserve resort standards and neighbourhood character.

The firm also notes that government policy in the BVI tends to favour development within resort settings, which can streamline planning and purchase processes. Current listings and developments being marketed include: Rosewood Little Dix Bay: The historic Virgin Gorda property originally developed in the 1960s by Laurence Rockefeller remains an icon of Caribbean luxury.

Land parcels and resale villas are currently available. Long Bay Resort (Tortola): Redeveloped after Hurricane Irma, Long Bay offers off-plan villas above the resort and beach. Two-bedroom units are listed at US$2.19 million and three-bedroom at US$2.7 million. The first villa was completed in March 2025, and buyers taking advantage of early construction can expect keys to fully furnished homes in about 18 months.

Sugar Mill Villas: Eight off-plan three- and four-bedroom villas above the hotel are listed from about US$2.2 million, with a similar early-construction pathway to occupancy in roughly 18 months. Oil Nut Bay: Although not the exclusive agent, Coldwell Banker has been selling land and homes at Oil Nut Bay since 2007 and remains deeply familiar with the development.

Nanny Cay Resort & Marina: BVI’s largest marina and one of the territory’s most tested real estate models, Nanny Cay features 32 waterfront townhouses with docks and remains highly liquid on the local market. For residents, these developments can support local employment in hospitality, property management and construction and can expand short-term rental offerings that feed the tourism economy.
